Project Features. In addition to the Community Benefits, Developer has opted to provide the following additional Project Features as a Public Benefit:
Project Features. Select the checkbox next to every feature listed below that your project includes and that you intend to address in the current agreement. Standard language is provided in the template for these features. (See Article III Project Specific Features)
Project Features. The following elements shall be incorporated in the Project, in addition to the City’s standard development and permitting requirements:
a. A Construction Management Plan shall be submitted to the City prior to the demolition of the existing buildings and the new construction of the Project, which shall address how management of on- and off-site transportation, parking, and construction general coordination issues with the Developer’s General Contractor will be done.
b. The windows along the ground level retail storefronts shall be kept open and clear from any sort of obtrusive visual obstructions to allow for visibility into or through to the interior spaces.
c. One tenant space on the conceptual floor plan shall be pre-planned and constructed for use as a restaurant. This shall include provision of necessary mechanical space, chases, and other necessary physical accommodations needed to serve as a full service restaurant use.
d. There shall be a minimum of one tenant space that is between 1,000 and 1,500 square feet to support small business needs along Lincoln Way. This space shall be available for at least two years past the completion date of the Project. If after that time, it becomes vacant despite reasonable efforts to lease it, the Developer may seek City approval to reconfigure that tenant space.
e. There shall be a minimum of 20 hotel rooms.
f. Hotel must be staffed adequately to serve the hotel guests, including but not limited to the requirement that, at a minimum, there will be an employee on site at all times. In addition, an individual valet will be provided for parking of hotel guests during times of high demand.
g. The Developer shall include a Public Safety Security Plan for lighting and surveillance cameras for the site, and shall use and maintain the security features of that plan once the Project is constructed. Security camera footage shall be recorded and retained for a minimum of two weeks and shall be made available to the Ames Police Department upon reasonable request.
h. A signage plan for the Project, which shall contain intended sign locations, awnings, sign materials, and finishes, for the complete building and site shall be submitted to the Director of Planning and Housing for approval prior to issuance of a sign permit, or if no sign permit is required, prior to the application of the first tax abatement. Project Features. The PROJECT features set forth below, are not intended to constitute a comprehensive list of PROJECT features, but are certain features CITY would like VTA to consider, coordinate with CITY, and include in the design and construction of the PROJECT. A comprehensive list of project features associated with the PROJECT is set forth in the FEIS.
A. Architectural, Art elements, and Urban Design elements of the Berryessa Station. VTA and CITY agree to collaborate on the architectural design of the proposed Berryessa Station building, station campus urban design, campus landscape architecture, Art elements, and related public facilities. The collaboration shall include VTA working with CITY through the Design Review Committee that will be established as part of the implementation of this Agreement.

B. Milpitas Boulevard Extension: VTA shall do all right-of-way acquisition, design and construction of the Milpitas Boulevard Extension as part of the Milpitas BART Station construction.
C. Milpitas BART Station: VTA shall design and construct the Milpitas BART Station West Option alternative.
Project Features. The Project features set forth in Paragraphs A through H, below, are intended to be an overview of Project work.VTA intends to seek FTA grant funding for some or all of these features and perform. They are not intended to constitute a comprehensive list of project features and obligations, but are described in this Agreement because they are of particular concern and have a direct impact to the City. Party obligations for work that VTA does not intend to seek FTA grant funding (i.e., Project-Triggered Facility Work) is set forth in Section7 . VTA shall design and build the following:

Project Features. The Project features set forth below are not intended to constitute a comprehensive list of Project features, but are described in this Agreement to provide a general description of the elements of the Project. A comprehensive list of Project features associated with the Project is set forth in the FEIR.
A. The Project will install facility improvements, including overhead catenary wires, support poles, traction power facilities, and other appurtenances necessary to convert service from the existing diesel-locomotive driven trains to Electric Multiple Units (EMUs). EMUs are self-propelled electric trains that do not have a separate locomotive. EMUs can accelerate and decelerate at faster rates than diesel-powered trains, even with longer trains. With EMUs, Caltrain can run longer trains without degrading speeds, thus increasing peak-period capacity. This will support operations of up to 6 Caltrain trains per peak hour per direction (an increase from 5 trains per peak hour per direction at present). Electrification of the rail line is scheduled to be operational by 2020/2021. The Project includes operating 114 trains per day between San ▇▇▇▇ and San Francisco and six trains per day between Gilroy and San ▇▇▇▇.
B. The Project will include the installation of 130 to 140 single-track miles of Overhead Contact System (OCS) for the distribution of electrical power to the new electric rolling stock. The OCS would be powered from a 25 kilovolt (kV), 60 Hertz (Hz), single-phase, alternating current (AC) traction power system consisting of the following Traction Power Facilities (TPF): two Traction Power Substations, one Switching Station and seven Paralleling Stations. The OCS poles are typically about 180 to 200 feet apart. On curved sections, the span lengths between supports must be reduced. The OCS poles are placed approximately 9 – 11 feet from the centerline of the tracks. Associated with the OCS, an electric safety zone to adjacent vegetation is needed. This electric safety zone distance is approximately 10 feet from the face of the OCS pole.
C. Specific to the City of Redwood City, and based on preliminary design, the Project elements anticipated within City of Redwood City, include:
(1) OCS poles. Installation of foundations, poles and appurtenances.
(2) Stringing wire for OCS. Which will require temporary street closures when work occurs at an existing at-grade crossing. Specificity about the closures will be included in the Traffic Control Plan.

Project Features. The Project will be up to a 72 MW solar facility. Generated power will likely be sold to a regional facility. Specific details regarding the Project are contained within the Conditional Use Permit Application package submitted to the County on _____________, as such materials were supplemented and amended prior to the Hanover County Board of Supervisors taking final action on the Application.
