PREMISES CONSTRUCTION DOCUMENTS. Promptly after Tenant's approval or deemed approval of the Working Drawings and Specifications, Landlord shall deliver to Tenant a copy of a written contract covering the construction of the Premises Improvements ("Construction Contract"), setting forth the total cost of completion of the Premises Improvements in accordance with the Working Drawings and Specifications ("Contract Amount"). The Contract Amount, plus Landlord's construction management fee (which shall equal five percent (5%) of the Contract Amount) and the cost of preparing the Working Drawings and Specifications are collectively referred to herein as the "Construction Cost".
