Premises, Appliances. Landlord hereby leases to the Tenant and Tenant does hereby lease from the Landlord the premises described as: __________________________________________________________, to be occupied and used for the term stated in Section 2 entitled “Term of Agreement” AND at the option of the Tenant and Landlord the appliances and/or furniture described as follows ______________________________________________ ________________________________________________________________________________________________ . Only the Tenant(s) listed herein shall occupy the premises. Tenant agrees that the rental property shall be occupied by no more than ___persons, consisting of ____adults and ____ children. Failure of Tenant to notify Landlord of any change in said number of persons shall constitute a breach of this Lease Agreement. This paragraph shall not, however, exclude reasonable temporary (one week or less) accommodation of Tenant’s guest(s) and visitor(s). No part of the Premises shall be used at any time during the term of this Agreement by Tenant for the purpose of carrying on any business, profession, or trade of any kind, or for any purpose other than as a private single family dwelling. Tenant stipulates, represents and warrants that Tenant has examined the Premises, and that they are at the time of this Lease in good order, repair, and in a safe, clean and tenable condition. Tenant accept premises in “as-is” condition, provided that “as-is” condition is compliant with appropriate laws and housing codes.
Premises, Appliances. To keep the interior and decoration of the Premises including any Fixtures and Fittings in the same condition throughout the Tenancy as stated in the Inventory and Schedule of Condition, although the Tenant is not responsible for:  the installations which the Landlord has a legal duty to repair;  fair wear and tear;  damage paid by the Landlord's insurance policy;  fire damage unless it was caused by the negligence of the Tenant, the Permitted Occupier(s) or the Tenant’s visitors.
