Pre-Operations Date Rent Sample Clauses

Pre-Operations Date Rent. Lease fees due prior to the Operations Date shall be paid annually, in advance, on the Commencement Date, and each anniversary of the Commencement Date thereafter. The Lease fee for the First Lease Year must be paid through a cashier’s check drawn on a Montana bank, or through a wire transfer. The lease fee shall be the Base Rent provided in the Rent Schedule in Section 2 of this Lease, including a Reduced Rent period of two (2) years, until the Operations Date. Should the Operations Date occur in the middle of a payment cycle under this subsection, a credit would be calculated and applied to the next invoice accordingly.
