Common use of Plan Review Clause in Contracts

Plan Review. Tenant agrees to pay Landlord, as additional rent, the reasonable costs of professional services and costs for general conditions of Landlord's third party consultants if utilized by Landlord (but not Landlord's "in-house" personnel) for review of all plans, specifications and working drawings for any Alterations, within ten (10) business days after Tenant's receipt of invoices either from Landlord or such consultants. In addition, Tenant agrees to pay Landlord, within ten (10) business days after completion of any Alterations, a fee to cover Landlord's costs of supervising and administering the installation of such Alterations, in the amount of eight percent (8%) of the cost of such Alterations, but in no event less than Two Hundred Fifty Dollars ($250.00).

In addition, Tenant agrees to pay Landlord, within ten thirty (1030) business days after completion of any Alterations, a fee to cover Landlord's costs of supervising and administering the installation of such Alterations, in the amount of eight five percent (85%) of the cost of such Alterations, but in no event less than Two Hundred Fifty Dollars ($250.00) or more than One Thousand Dollars ($1,000.00).

Except for Permitted Alterations, Tenant agrees to pay Landlord, as additional rent, the reasonable costs of professional services and (or comparable costs for general conditions of Landlord's third party consultants if utilized by Landlord (but not Landlord's "’s in-house" personnel) house consultants, so long as their charges do not exceed market rates for review of all plans, specifications and working drawings for any Alterations, within ten (10) business days after Tenant's ’s receipt of invoices either from Landlord or such consultants. In addition, Tenant agrees to pay Landlord, within ten (10) business days after completion of any Alterations, a fee to cover Landlord's ’s costs of supervising and administering the installation of such Alterations, in an amount equal to the amount lesser of eight two percent (82%) of the cost of such AlterationsAlterations or $5,000, but in no event less than Two Hundred Fifty Dollars ($250.00).

In addition, Tenant agrees to pay Landlord, within ten (10) business days after completion of any Alterations, a fee to cover Landlord's actual costs of supervising and administering the installation of such Alterations, which costs are incurred in the amount of eight percent (8%) of the cost of connection with third party consultants utilized by Landlord to install such Alterations, but in no event less than Two Hundred Fifty Dollars ($250.00).

Tenant agrees to pay Landlord, as additional rent, the reasonable costs of professional services and costs for general conditions of Landlord's third party consultants if utilized by Landlord (but not Landlord's "in-house" personnel) for review of all plans, specifications and working drawings for any Alterations, within ten twenty (1020) business days after Tenant's receipt of invoices either from Landlord or such consultants. In addition, Tenant agrees to pay Landlord, within ten twenty (1020) business days after completion of any Alterations, a fee to cover Landlord's costs of supervising and administering the installation of such Alterations, in the amount of eight five percent (85%) of the cost of such Alterations, but in no event less than Two Hundred Fifty Dollars ($250.00).
