Phase 1 Development Sample Clauses

Phase 1 Development. The first phase of the Development (“Phase 1”) is comprised of the golf course as well as the requisite public/private water infrastructure, public/private sewer infrastructure, public/private road improvements, certain storm water infrastructure and all other improvements related thereto to serve the Development. a. The extension of municipal water and sewer infrastructure is not required for Phase 1. Prior to any commercial or residential development on any portion of the Property, municipal water and sewer infrastructure shall be extended, if not already completed, and shall be connected and fully operational pursuant to Town specifications and standards. For the avoidance of doubt, municipal water and sewer infrastructure is not required for any temporary structures within the Development. b. Pursuant to the Annexation and Development Agreement ▇▇▇▇▇▇▇▇ Annexation #1-#5 (Weld County Reception No. 4679442) (“Annexation Agreement”), the Town and Developer contemplated sanitary sewer service being provided to the Property by the Town of Berthoud. While that may still be an option, the Town currently prefers to provide the sanitary sewer service. The Parties agree that plans for the extension of sewer service will be formalized prior to, or in conjunction with, future commercial and/or residential development on the Property.
Phase 1 Development. The City has agreed to sell Lot 1 to Developer for zero dollars with the intent that the Parcel A of Lot 1 on the attached Exhibit 1 is developed according to the plans identified for Phase 1. If Phase 1 of the development of Lot 1 is not substantially complete according to the plans approved under Paragraph B and C within eighteen months after the transfer of Lot 1 to the Developer, the Developer shall transfer the entire Lot 1 back to the City at no additional cost to the City. In such event, the City shall not be responsible for any costs, expenses, damages, time, or other damages incurred as a result of Developer’s failure to complete the development in a timely manner. The City will grant Developer an additional 12-months to complete the development if the Developer shows good cause for why the development was not completed within 18-months.

  • Project Development a. Collaborate with COUNTY and project clients to identify requirements and develop a project Scope Statement. a. Develop a Work Breakdown Structure (WBS) for each project. b. Evaluate Scope Statement to develop a preliminary cost estimate and determinate whether project be vendor bid or be executed under a Job Order Contract (JOC).

  • Staff Development As part of their induction, new staff will be made aware of this policy and will be asked to ensure compliance with its procedures at all times.

  • Design Development An interim step in the design process. Design Development documents consist of plans, elevations, and other drawings and outline specifications. These documents will fix and illustrate the size and character of the entire project in its essentials as to kinds of materials, type of structure, grade elevations, sidewalks, utilities, roads, parking areas, mechanical and electrical systems, and such other work as may be required.

  • Program Development NWESD agrees that priority in the development of new applications services by WSIPC shall be in accordance with the expressed direction of the WSIPC Board of Directors operating under their bylaws.

  • Career Development The City and the Union agree that employee career growth can be beneficial to both the City and the affected employee. As such, consistent with training needs identified by the City and the financial resources appropriated therefore by the City, the City shall provide educational and training opportunities for employee career growth. Each employee shall be responsible for utilizing those training and educational opportunities made available by the City or other institutions for the self- development effort needed to achieve personal career goals.
