PERFORMANCE OF OBLIGATIONS OF LESSEE BY LESSOR. If Lessee shall be in default hereunder, Lessor may thereafter, without thereby waiving any obligation of Lessee or such default make the payment or perform or comply with the agreement, the nonpayment, nonperformance or noncompliance with which caused such default, and the amount of such payment and the amount of the reasonable expenses of Lessor incurred in connection with such payment or the performance of or compliance with such agreement, as the case may be, shall be payable by Lessee upon demand.
