Owner's Continuing Responsibilities. Transferee shall be responsible for each obligation under this Agreement and any related land use entitlements identified in a Transfer Agreement for assumption by Transferee. Owner shall be responsible for each obligation under this Agreement and any related land use entitlements identified in a Transfer Agreement for retention by Owner. Any obligation under this Agreement not expressly assumed by the Transferee in an approved Transfer Agreement shall remain with Owner.
