OpEx Definitions. As of the Third Floor Rent Commencement Date, the definition of “Tenant’s Share of Operating Expenses” on Exhibit 1 of the Lease shall be deleted in its entirety and replaced with: “69.70%, subject to adjustment from time to time in accordance with the terms of this Lease.”
OpEx Definitions i. The defined terms “Operating Base”, Tax Base”, and “Tenant’s Share” in Exhibit 1 of the Lease shall apply to only the Second Floor and only for the period ending August 31, 2024, at which time such defined terms shall be null and void.
