OPERATING EXPENSES - ARITHMETIC AVERAGE. The "Arithmetic Average" of the Operating Expenses per square foot of Net Rentable Area in the Building for a calendar year shall be determined by dividing the total amount of Operating Expenses incurred during such calendar year by a sum equal to ninety-five percent (95%) of the total number of square feet of Net Rentable Area in the Building.
