  • TERM OF TENANCY The Landlord lets to the Tenant the Property for a period of choose an item The Tenancy shall start on and include the 01 February 2022 and shall end on and include the 31 January 2023.

  • Standard Tenant Services Landlord shall provide the following services on all days (unless otherwise stated below) during the Lease Term. 6.1.1 Subject to limitations imposed by all governmental rules, regulations and guidelines applicable thereto, Landlord shall provide heating and air conditioning ("HVAC") when necessary for normal comfort for normal office use in the Premises from 7:00 A.M. to 6:00 P.M. Monday through Friday, and on Saturdays from 9:00 A.M. to 1:00 P.M. (collectively, the "Building Hours"), except for the date of observation of New Year's Day, Memorial Day, Independence Day, Labor Day, Thanksgiving Day, Christmas Day and, at Landlord's discretion, other locally or nationally recognized holidays (collectively, the "Holidays"); provided, however, Landlord acknowledges that, pursuant to Tenant's requirements, in no event shall Holidays include ▇▇▇▇▇▇ ▇▇▇▇▇▇ ▇▇▇▇ Day, Columbus Day or Veterans Day. The daily time periods identified hereinabove are sometimes referred to as the "Business Hours." 6.1.2 Landlord shall provide adequate electrical wiring and facilities and power for normal general office use as more specifically set forth on Schedule 3 to Exhibit B, attached hereto. Tenant shall pay directly to the utility company pursuant to the utility company's separate meters, the cost of all electricity provided to and/or consumed in the Premises (including normal and excess consumption and including the cost of electricity to operate the HVAC air handlers), which electricity shall be separately metered (as described above). Landlord may designate the electricity utility provider from time to time. 6.1.3 As part of Operating Expenses, Landlord shall replace lamps, starters and ballasts for Building standard lighting fixtures within the Premises. In addition, Tenant shall bear the cost of replacement of lamps, starters and ballasts for non-Building standard lighting fixtures within the Premises. 6.1.4 Landlord shall provide city water from the regular Building outlets for drinking, lavatory and toilet purposes, and for the Building's life safety systems. 6.1.5 Landlord shall provide janitorial services to the Premises five (5) days per week, except the date of observation of the Holidays, in and about the Premises and window washing services in a manner consistent with Comparable Buildings in the vicinity of the Project. 6.1.6 Landlord shall provide nonexclusive, non-attended automatic passenger elevator service during the Building Hours, shall have one elevator available at all other times, except on the Holidays. Tenant shall cooperate fully with Landlord at all times and abide by all regulations and requirements that Landlord may reasonably prescribe for the proper functioning and protection of the HVAC, electrical, mechanical and plumbing systems.

  • End of tenancy 4.6.1 Return possession of the Property in the same good clean state and condition as it was originally provided to the Tenant, even if this was under a different tenancy agreement, and make good, pay for the repair of, or replace all such items of the fixtures, fittings, furniture and effects as shall be broken, lost, damaged or destroyed during that time (reasonable wear and tear and damage for which the Landlord has agreed to insure excepted). 4.6.2 Return all keys to the Property to the Landlord’s Agent on the last day of possession (or sooner by mutual arrangement). 4.6.3 Return all the linen and blankets, bedding, carpets and curtains which have been soiled during the tenancy in the same condition as at the start of the tenancy (reasonable use thereof nevertheless excepted). 4.6.4 Leave the oven in the same state of cleanliness as it is listed in the inventory. 4.6.5 Leave the fixtures fittings, furniture and effects at the end of the tenancy in the rooms and places in which they were at the beginning of the tenancy. 4.6.6 Remove all rubbish from the Property, except one dustbin or black refuse sack’s worth which may be left in the appropriate place for collection, before returning the Property to the Landlord. 4.6.7 The Tenant must keep the appointment to check the inventory at the end of the tenancy. 4.6.8 The Landlord is not liable to compensate the Tenant for any works the Tenant has carried out to the Property, whether carried out with or without the Landlord’s consent, unless the consent to do the works specifically included an agreement to compensate the Tenant. 4.6.9 The Tenant agrees the Landlord or the Landlord’s Agent may dispose of any goods left in the Property after the Tenant has vacated, in accordance with the Torts (Interference with Goods) ▇▇▇ ▇▇▇▇.

  • Subleases of Tenant Whether or not Landlord elects to terminate this Lease on account of any default by Tenant, as set forth in this Article 19, Landlord shall have the right to terminate any and all subleases, licenses, concessions or other consensual arrangements for possession entered into by Tenant and affecting the Premises or may, in Landlord’s sole discretion, succeed to Tenant’s interest in such subleases, licenses, concessions or arrangements. In the event of Landlord’s election to succeed to Tenant’s interest in any such subleases, licenses, concessions or arrangements, Tenant shall, as of the date of notice by Landlord of such election, have no further right to or interest in the rent or other consideration receivable thereunder.

  • Services by Landlord So long as Tenant is not in default under this Lease, and subject to the conditions and standards contained in this Lease and to standards, limitations and guidelines imposed by governmental authorities and utility companies, Landlord will furnish or cause to be furnished, while Tenant is occupying the Premises, the following services and utilities: (a) Water at the normal temperature of the supply of water to the Building for lavatory and drinking purposes, through fixtures installed by Landlord or by Tenant with Landlord's consent; including office trash removal trail the Premises (b) Janitorial cleaning services including office trash removal from the Premises to those portions of the Premises used solely for office purposes, five (5) days per week (except on holidays observed by the Building), in accordance with the standards of service provided to other tenants in the Building; (c) Heated and refrigerated air conditioning, at such temperatures and in such quantities as Landlord determines are reasonably necessary for the reasonably comfortable use and occupancy of the Premises for general office purposes; current hours of service extend from 7:00 am to 7:00 pm every day and may only be amended upon 30 day written notice to Tenant; (d) Routine maintenance in the Common Areas; (e) Electric current to the Premises for Building standard office lighting and office machines that consume electric current within the limits set forth in Section 5.3(.))(1); (f) Twenty-four (24) hour, non-exclusive. passenger elevator service and. when scheduled through the Building management. non-exclusive freight elevator service to the floors) on which the Premises are located; and (g) Replacement of Building standard light bulbs, and fluorescent tubes in the Premises. Landlord is in no event responsible for the removal from the Premises of medical waste of any nature or of any contaminated or otherwise environmentally sensitive materials.
