Minimum Rental. Provided no Tenant default has occurred and is continuing hereunder beyond any applicable cure period, Tenant shall have no obligation for the payment of Minimum Rental or Additional Rent from the Commencement Date through the two (2) month anniversary of the Commencement Date (the “Rent Commencement Date”). Accordingly, beginning on the Commencement Date and continuing throughout the Term, Tenant shall pay Minimum Rental as set forth hereinbelow (subject to adjustment as provided in Section 2):
