Minimum Lease Term. Borrower shall not permit the average remaining lease term for (a) the Real Estate of Borrower, the Guarantors and their respective Subsidiaries or (b) the Subject Properties to have an aggregate average remaining lease term of less than five (5) years.
Minimum Lease Term. At all times the PoolUnencumbered Properties included in the calculation ofUnencumbered Pool Availability must maintain on a collective basis a minimum weighted average remaining initial lease term of Medical Property Leases with Major Tenants of not less than six (6) years remaining (for each multi-tenant PoolUnencumbered Property included in the calculation ofUnencumbered Pool Availability, a weighted average lease term taking into account all Leases with Major Tenants within such PoolUnencumbered Property shall be used for the calculation required by this Section 6.76.8(b)).

However, if the Lessee terminates this agreement before the end of the 9th year without a justified reason and the Leased Property is leased partially or completely to new Lessees or Lessees, the total rental amount to be obtained from new Lessees or Lessees shall be deducted from the Lessee’s payment obligation regulated under this article. The Parties agree that the Lessee shall be deemed authorized for the purpose of finding new Lessee (s) to be accepted by the Lessor within the scope of this article and the Lessor shall not refrain from accepting the new Lessee(s) without a reasonable justification.
Minimum Lease Term. The Minimum Lease Term ("Minimum Term") shall be set forth in the Schedule A for each item of Equipment and shall commence on the Scheduled Lease Commencement Date. If Lessor agrees to terminate this Lease prior to the expiration of the Minimum Term with respect to an item of Equipment, Lessor shall, in addition to all other charges specified in this Lease, charge Lessee an early termination fee. Upon completion of the Minimum Term, the Lessee is deemed to have continued the Lease on a month-to-month basis, until completion of the Scheduled Lease Term unless the Lessee notifies the Lessor in writing 30 days prior to the end of the Minimum Term that it desires to terminate the Lease.

Minimum Lease Term. Lessee has the option of terminating the lease at the 24th month by returning all, but not less than all, the equipment herein specified, to a location and a condition specified by the Lessor, and by paying a fee of $400,000.00
