Maximum Lot Coverage. Main and accessory buildings shall cover no more than 65 percent of the total Lot area with an impervious surface limitation of 70 percent.
Maximum Lot Coverage. Seventy-five percent (75%), except for commercial uses which shall be eighty-five percent (85%). The County Commissioners may require adequate screening of all parking and roadway areas in commercial uses from adjoining residential uses and public streets. A maximum of ten percent (10%) of the total parking and roadways areas may be required to be devoted exclusively to landscaping of trees, shrubs, and ground cover to reduce visual impacts. Maximum Lot Coverage. The applicant requests an allowable lot coverage by building of 50% for the patio home lots. This request is reasonable if the applicant clarifies that the divergence is for both the footprint of the house and any future accessory buildings, such as sheds. With this submittal, the applicant has decreased the maximum lot coverage by building from 50% to 45%. This requested divergence is reasonable for small-lot single-family detached dwellings.
