Common use of Limited to Certain Disputes Clause in Contracts

Limited to Certain Disputes. The parties acknowledge and agree that the provisions of this Section for Accelerated Trial are limited to those certain disputes at the election of Landlord that Landlord expressly agrees would be so resolved. All other disputes between the parties shall be resolved in the manner otherwise available at law or in equity and Accelerated Trial of an issue in the manner set forth in this Section shall not preclude any party from bringing a separate action in any court of competent jurisdiction on a related issue. The terms of this Section also shall not limit or preclude either party's right to bring an action against one who is not a party to this Lease.
