LIABILITY TO PERFORM. This Lease and the obligations of Tenant or Landlord hereunder as the case may be, shall not be affected or impaired because the other party is unable to fulfill any of its obligations hereunder, other than the payment of money, or is delayed in doing so, if such inability or delay is caused by reason of force majeure, strike, labor troubles, acts of God, acts of government, unavailability of materials or labor, or any other cause beyond the control of such other party.
