LEED Certification Sample Clauses

LEED Certification. Landlord may, in Landlord’s sole and absolute discretion, elect to apply to obtain or maintain a LEED certification for the Project (or portion thereof), or other applicable certification in connection with Landlord’s sustainability practices for the Project (as such sustainability practices are to be determined by Landlord, in its sole and absolute discretion, from time to time). In the event that Landlord elects to pursue such an aforementioned certification, Tenant shall, at Tenant’s sole cost and expense, promptly cooperate with the Landlord’s efforts in connection therewith and provide Landlord with any documentation it may need in order to obtain or maintain the aforementioned certification (which cooperation may include, but shall not be limited to, Tenant complying with certain standards pertaining to the purchase of materials used in connection with any Alterations or improvements undertaken by the Tenant in the Project, the sharing of documentation pertaining to any Alterations or improvements undertaken by Tenant in the Project with Landlord, and the sharing of Tenant’s billing information pertaining to trash removal and recycling related to Tenant’s operations in the Project).

LEED Certification. The Construction Manager at Risk shall provide services necessary for securing LEED Certification or better under LEED-NC Version 3.0 Primary services for LEED Certification will be provided by the Project Architect. Services shall include, but not be limited to, attending a pre-design workshop where the LEED rating system will be reviewed and LEED points targeted, reviewing a LEED Certification Plan, monitoring the LEED Certification process, attending design review meetings required to achieve LEED Certification, reviewing LEED specifications in the Contract Documents, reviewing a LEED Certification Report detailing the LEED rating the project achieved, participating in the Owner’s technical review process and reviewing comments made during the reviews, working with the Project Architect to establish procedures and processes to maximize LEED points obtained during building construction, and coordinating project closeout services including collection and assembly of record documents and other necessary materials required for LEED Certification.
LEED Certification. The LEED Certification level is established at GOLD level.

LEED Certification. Tenant agrees to reasonably cooperate with Landlord and to use commercially reasonable efforts to comply with measures reasonably implemented by Landlord with respect to the Building and/or the Project in connection with Landlord’s efforts, if any, to obtain a Leadership in Energy and Environmental Design (LEED) certificate for the Project, provided that such cooperation and efforts shall be at no material additional cost to Tenant. Tenant shall have the right (but not the obligation), at Tenant’s sole cost and expense, to pursue LEED certification of the Tenant Improvements.
LEED Certification. The Base Building Work has been registered to qualify for Leadership in Energy and Environmental Design (“LEED”) Core & Shell status as established by the U.S. Green Council based on the LEED Core & Shell standards in effect as of the date of such registration. Any Tenant Work shall comply with the standards necessary to maintain the applicable LEED Core & Shell certification of the Building.
LEED Certification. If LEED Certification is a part of the Consultant’s scope, the Consultant shall coordinate the review meeting and assemble all parties as required to evaluate building performance and coordinate the preparation and submittal of all applicable LEED Certification documents and reports.

LEED Certification. The Design/Builder shall work with Owner to pursue Owner’s goal, if any, of a Leadership in Energy and Environmental Design (LEED) certification for the Project, at the level set forth on Exhibit E.
LEED Certification. Evaluation by a licensed third-party professional of a building’s adherence to sustainability standards established through the Leadership in Energy and Environmental Design (LEED) Green Building Rating System, a program developed by the U.S. Green Building Council. Certification is obtainable at four levels: Certified, Silver, Gold and Platinum.

In the event that Landlord elects to pursue such an aforementioned certification, Tenant shall, at Tenant’s sole cost and expense (to the extent it is at no more than a de minimis cost or expense to Tenant), promptly cooperate with the Landlord’s efforts in connection therewith and provide Landlord with any documentation it may reasonably need in order to obtain or maintain the aforementioned certification (which cooperation may include, but shall not be limited to, Tenant complying with certain standards pertaining to the purchase of materials used in connection with any Alterations or improvements undertaken by the Tenant in the Project, the sharing of documentation pertaining to any Alterations or improvements undertaken by Tenant in the Project with Landlord, and the sharing of Tenant’s billing information pertaining to trash removal and recycling related to Tenant’s operations in the Project).
