Common use of LEED Certification Clause in Contracts

LEED Certification. Tenant agrees to reasonably cooperate with Landlord and to use commercially reasonable efforts to comply with measures reasonably implemented by Landlord with respect to the Building and/or the Project in connection with Landlord’s efforts, if any, to obtain a Leadership in Energy and Environmental Design (LEED) certificate for the Project, provided that such cooperation and efforts shall be at no material additional cost to Tenant. Tenant shall have the right (but not the obligation), at Tenant’s sole cost and expense, to pursue LEED certification of the Tenant Improvements.
