Lease Commencement Date (Lease Provisions. Paragraph 6.3): The earliest to occur of the following events: (a) the date of Substantial Completion (as defined in the Work Letter Agreement) of the Landlord's Work on the Phase One Space, or (b) the date on which Landlord would have substantially completed the Landlord's Work on the Phase One Space and tendered possession of the Phase One Space to Tenant but for certain delays attributable to Tenant as provided in Paragraph 6.3, or (c) the date on which Tenant takes possession of the Premises or any portion thereof (including the Phase One Space). Subject to the Lease being executed and delivered by Tenant to Landlord on or before April 28, 1999, the Lease Commencement Date is scheduled to be July 1, 1999. Following the Commencement Date, the Phase II Move-In Date is defined and set forth in Section 6.3(b) below.
