Common use of Landlord’s Cure of Tenant Defaults Clause in Contracts

Landlord’s Cure of Tenant Defaults. If Tenant fails to perform any obligation under this Lease within the applicable notice and cure period, Landlord shall have the right (but not the duty), to perform such obligation on behalf and for the account of Tenant. In such event, Tenant shall reimburse Landlord upon demand, as Additional Rent, for all reasonable expenses incurred by Landlord in performing such obligation, and interest thereon at the Default Rate from the date such expenses were incurred. Landlord’s performance of Tenant’s obligations hereunder shall not be deemed a waiver or release of Tenant therefrom.
