LANDLORD AND TENANT AGREE AS FOLLOWS. 1. For and in consideration of the rental reserved and of the mutual covenants, agreements and conditions set forth in that certain Store Lease, Landlord does hereby lease to Tenant and Tenant does hereby lease from Landlord, upon all terms and conditions set forth in the Store Lease, the Premises. The primary term of the Lease is ten (10) years commencing on August 20, 1998 and expiring on August 20, 2007.
