Laboratory Facility Basic Annual Rent Sample Clauses

Laboratory Facility Basic Annual Rent. In addition to the Basic Annual Rent provided for in section 3.1, Tenant agrees to pay Landlord as basic annual rent (the “Laboratory Facility Basic Annual Rent”) for the Laboratory Facility, at such place as Landlord may designate, without prior demand therefore and without any deduction or set off whatsoever, the sum of $60,000; such rent amount shall be due and payable in twelve (12) equal monthly installments to be paid in advance on or before the first day of each calendar month during the term of the Lease. The Laboratory Facility Basic Annual Rent shall be inclusive of all costs for reasonable and customary utilities and janitorial costs. The Laboratory Facility Basic Annual Rent shall be adjusted as provided for in section 3.1 if the Lease term is extended as provided for in section 2.3.
