INTERIOR INSTALLATIONS. During the term hereof, User shall, at its sole expense and upon prior written approval of the Owner, provide, install and maintain all special lighting fixtures (other than standard lighting fixtures installed by Owner), floor coverings, trade fixtures, shelving, interior painting, decorations, and other equipment desired by User. All fixtures installed by User shall be new or completely reconditioned.
