Common use of Impounding Clause in Contracts

Impounding. If required in writing by Landlord’s Lender, then along with each monthly rent payment during the Lease term and any renewals thereof, Tenant shall pay to Landlord a sum equal to 1/12th of the annual real property taxes, assessments and insurance which Landlord estimates are payable by Tenant hereunder, or (at Landlord’s option) amounts which Tenant was obligated to pay during the previous year pursuant hereto.
