If an easement or easements over any portion or portions of a Site established by recorded plan or recorded instrument is or are reserved by Declarant for any purpose whatsoever, the area of such portion or portions shall be included in computing the area of that Site. If subsequent to the establishment of a Site by recorded plan or recorded instrument, any portion or portions thereof are, for railroad, street, highway, utility or public purpose, taken by right of eminent domain, or deed in lieu thereof, or dedicated or conveyed pursuant to reservation by Declarant, the area of such portion or portions shall continue to be included thereafter in computing the area of that Site.
