Common use of General Covenant Defaults Clause in Contracts

General Covenant Defaults. Tenant fails to observe or perform any term, covenant or condition of this Lease not specifically provided for in this Section 17.1 and such failure is not cured within a period of thirty (30) days after receipt of written notice from Landlord, provided that if such default is not reasonably susceptible of cure within said initial thirty (30) day period, but Tenant has diligently and continuously attempted to cure such failure within said initial thirty (30) day period, then said initial thirty (30) day period may be extended one-time only, by up to thirty (30) additional days (for a total of sixty (60) days), provided that during such extension Tenant diligently and continuously pursues such cure.
