Future Rent. The worth at the time of award of the ----------- amount by which the reasonable value of the unpaid rent and additional rent for the balance of the term of this Lease exceeds the amount of such rental loss that Tenant proves could have been reasonably avoided; and
Future Rent. Without any modification to Tenant’s rights to extended terms set forth in Section 1 of the Third Amendment, Clause C of Schedule 4.01 set forth in the Third Amendment to the Lease shall be stricken from the Lease and be of no further force and effect.
Future Rent. Beginning July 1, 2000, Tenant shall pay to landlord the rent of $.50 a square foot or $20,000/month. Tenant will no longer be responsible for property taxes. At each subsequent lease period of three years, rent will be adjusted by an increase of 10%.
Future Rent. The future rent for Suite 406 shall be calculated to include the additional 1,147 square feet described in this Amendment. During the first extended term for Suite 406, the annual amount of Eighty Four Thousand Six Hundred Fifty Seven and 69/100 Dollars ($84,657.69) and monthly amount of Seven Thousand Fifty Four and 81/100 Dollars ($7,054.81) shall replace the amounts originally prescribed in said Lease. During the second extended term for Suite 406, the annual amount of Eighty Seven Thousand Eight Hundred Four and no/100 Dollars ($87,804.00) and the monthly amount of Seven Thousand Three Hundred Seventeen and no/100 Dollars shall replace the amounts originally prescribed in said Lease.
Future Rent. This Agreement does not constitute a modification or forgiveness of any of AAGC's obligations with respect to rent owed under the Golf Center Lease for periods beginning May 1, 2001. Tenant shall pay the May rent in full as provided in Section 3(b) above, and thereafter shall pay June rent and all future rent under the Lease in a timely manner.
