Floor Tile Sample Clauses

Floor Tile. Lessee to replace floor tile to Lessor's satisfaction in the event tile is not in the same condition at the expiration o. this Lease as when first received, exclusive of normal wear and tear, damage by fire' earthquake, acts of God or the elements, other casualties or resulting from defects in construction, materials or design.

Floor Tile. Landlord represents and warrants that to the best of its knowledge the Third Expansion Premises and Fourth Expansion Premises shall be free of all toxic or hazardous substances on the date upon which possession is tendered to Tenant, with the exception of existing vinyl composite floor tile covering substantially all of the floor in the Third and Fourth Expansion Premises, which the Landlord believes to contain asbestos fibers ("ACM"). Without otherwise limiting any of Landlord's covenants and obligations in the Lease concerning ACM and other Hazardous Substances, Tenant agrees that, as to the Third and Fourth Expansion Premises, its demolition and leasehold improvement responsibilities shall include removal and/or remediation of the floor tile if and to the extent required by code. Any such removal of the floor tile and related disposal shall be performed in accordance with applicable federal, state and local laws and ordinances.

Floor Tile. ABI hereby grants to Congoleum the nonexclusive right to purchase floor tile from ABI.
