Common use of Fixed Term Tenancy Clause in Contracts

Fixed Term Tenancy. 1. If the specified ending date of the fixed term lease is prior to the end of the first year of occupancy, either the Landlord or the Tenant may terminate this agreement with a 30 day written notice with a termination date no earlier than the ending date of the fixed term lease. 2. During the first year of occupancy, either the Landlord or Tenant shall give a minimum 30 day written notice of the intent not to renew the lease. 3. Failure by either party to give a notice of intent not to renew will allow the rental agreement to automatically convert to a month-to-month tenancy with all terms and conditions of this agreement continued.
