Fire or Destruction. If all or any part of the Premises is destroyed or rendered untenable by fire or other casualty not caused by the negligence of Tenant or any of Tenant’s employees, agents, invitees, or licensees, either Landlord or Tenant may terminate the part of this Lease applicable to the destroyed Premises upon written notice to the other.
