Failure To Pay Rent or Charges. If Tenant shall fail to pay, when due, any monthly installment of Rent or any other cost or charge which is Tenant’s obligation under this Lease and if the failure continues for five (5) days after written notice of delinquency to Tenant; provided, however, that no written notice of delinquency shall be required if Landlord has previously given any notice of delinquency during the one (1) year period preceding the failure to pay.
