EXHIBITING PREMISES. To permit the Landlord or its agents or servants to enter and show the Leased Premises, during normal business hours, to prospective purchasers of the Building and may after notice of termination of this Lease has been given or within the last six (6) months of the Term, enter and show the Leased Premises to prospective tenants and erect signs stating that the premises are "To Let".

EXHIBITING PREMISES. Tenant shall permit the Landlord or its agents to exhibit and show the Leased Premises to prospective tenants during normal Business Hours of the last six (6) months of the Term or any renewal thereof, or if Tenant is in default of any term of the Lease. Tenant shall not hold the Landlord liable for any damages resulting from such entry, absent gross negligence on the part of the Landlord.
