Common use of EXCEPTIONS TO DEMISE Clause in Contracts

EXCEPTIONS TO DEMISE. Notwithstanding anything to the contrary herein contained, this Lease is subject to utility easements, both recorded and unrecorded, all protective and restrictive covenants and all other recorded documents pertaining to or affecting the Premises, the Shopping Center of which the Premises are a part, or the real estate upon which the Shopping Center and Premises are situated; this Lease is also subject to all governmental laws, ordinances, orders, regulations, codes, directives, variances, permits, and all orders, permits, rules and regulations issued by or at the direction of any such governmental agency or authority or any board or instrumentality thereof.
