Electrical Upgrade. Subject to Paragraphs 6.5 and 24.6.2, Tenant shall have the right to (a) upgrade the electrical capacity of the Premises and Building to accommodate Tenant’s activities in the Premises, at Tenant’s sole cost and expense, by installing a new 1200A switchgear in the southwest electrical room; and (b) install standby power switches in the southwest electrical room.
Electrical Upgrade. Landlord will provide all Standard Tenant Services as described in Section 6.1 of the Lease, including without limitation the electrical service capacity specified in Section 6.1.2

Landlord shall employ VECA Electric (the "Contractor") to perform the Upgrade to begin on or about May 8, 2000 (the "Start Date") and to be completed on or about June 16, 2000 (the "Completion Date") at a cost of $75,749.59 (the "Upgrade Cost"). Landlord agrees it shall pay all of the Upgrade Cost to Contractor and further agrees that any cost over runs due to any permit, license and/or any other compliance required by the state, county and/or city shall be the sole responsibility and expense of Landlord. Tenant agrees to pay to Landlord, as it's proportional share of the Upgrade Cost the following: (1) Tenant shall issue to Landlord One Thousand Four Hundred Eighty Five (1,485) shares of ▇▇▇▇▇▇▇.▇▇▇ common stock (the "Stock") as further defined in Section 2 below; and (2) In addition to Rent as defined in Exhibit D to the Lease Agreement, Tenant agrees to pay to Landlord, in equal monthly installments, on first day of the calendar month following the Completion Date of the Upgrade, the amount of $25,249.86 amortized at ten percent (10%) interest for the remaining term of the Lease Agreement.
Electrical Upgrade. Landlord has increased the amperage in the Building electrical system in order to provide electrical service reasonably necessary to properly and adequately supply and serve the Premises. If additional transformers or other electrical upgrades are needed for any expansion of the Premises beyond the sixth through ninth floors or for Tenant's use of the Premises, Landlord shall install the additional transformers and upgrades. The entire cost of the additional transformers and upgrades shall be paid by Landlord, at its election either at its own expense or with loan proceeds from the Building Improvement Loan, and shall be amortized as "Building Systems" and paid for as Building Systems Additional Rent.
Electrical Upgrade. Re-configuration of the 69-35 kV substation to provide 3 phase, 35 kV service, excluding the 35kV overhead line to the WTP, the step-down substation to 600 volts and any further electrical distribution, all of which are included in the Work and are not Allowance Work.
