EARLY MOVEOUT. If TENANT desires to terminate this lease at any time other than the stated termination date, the only rent damages that will be due by the TENANT to the OWNER will be the actual rent loss during the period that the premises were vacant to the end of the lease term; provided the OWNER will only be allowed these losses up to the following maximum amounts: a) Termination during first three (3) months of lease: four (4) months rent as damages. b) During second three (3) months of lease: three (3) months rent as damages. c) During third three (3) months of lease: two (2) months rent as damages. d) During fourth three (3) months of lease: one (1) month rent as damages. The payment of the above sum will release the TENANT absolutely from any further rent claim.
