Buyer has the right to obtain environmental inspections of the Property including Phase I and Phase II Environmental Site Assessmentsassessments, as applicable. o Seller o Buyer will order or provide o Phase I Environmental Site Assessment, o Phase II Environmental Site Assessment (compliant with most current version of the applicable ASTM E1527-05 standard E1527standard practices for Environmental Site Assessments) and/or o Asbestos, at the expense of o Seller o Buyer (Environmental Inspection). In addition, Buyer, at Buyer’s expense, may also conduct an evaluation whether the Property complies with the Americans with Disabilities Act (ADA Evaluation). All such inspections and evaluations must be conducted at such times as are mutually agreeable to minimize the interruption of Seller’s and any Seller’s tenants’ business uses of the Property, if any. If Buyer’s Phase I Environmental Site Assessment recommends a Phase II Environmental Site Assessment, the Environmental Inspection Objection Deadline (§ 3) will be extended by 45 days (Extended Environmental Inspection Objection Deadline) and if such Extended Environmental Inspection Objection Deadline extends beyond the Closing Date (§ 3)Date, the Closing Date (§ 3) date will be extended a like period of time.
