Common use of Default by Subtenant Clause in Contracts

Default by Subtenant. In the event Subtenant shall be in default of any covenant of, or shall fail to honor any obligation under, this Sublease, Sublandlord shall have available to it against Subtenant all of the remedies available (a) to Landlord under the Master Lease in the event of a similar default on the part of Sublandlord thereunder or (b) at law.

Default by Subtenant. Default by Subtenant. In the event Subtenant shall be in default of any covenant of, or shall fail to honor any obligation under, this Sublease, Sublandlord shall have available to it against Subtenant all of the remedies available (a) to Landlord under the Master Phase A Lease in the event of a similar default on the part of Sublandlord thereunder or (b) at law, subject in all events to any notice and cure rights which would otherwise be available under the terms of the Phase A Lease.

In the event Subtenant shall be in default (beyond any applicable grace or cure period) of any covenant of, or shall fail to honor any obligation under, under this Sublease, Sublandlord shall have available to it against Subtenant all of the remedies available (a) to Landlord under the Master Lease in the event of a similar default on the part of Sublandlord thereunder or (b) at lawlaw or in equity.
