COVENANT OF QUIET ENJOYMENT. Landlord covenants that Tenant, on paying the Rent, charges for services and other payments herein reserved and on keeping, observing and performing all the other terms, covenants, conditions, provisions and agreements herein contained on the part of Tenant to be kept, observed and performed, shall, during the Lease Term, peaceably and quietly have, hold and enjoy the Premises subject to the terms, covenants, conditions, provisions and agreements hereof without interference by any persons lawfully claiming by persons. COVENANT OF QUIET ENJOYMENT. Landlord covenants that Tenantif and so long as Tenant pays the Rent and all other charges provided for herein, on paying the Rentand performs all of its obligations provided for herein, charges for services and other payments herein reserved and on keeping, observing and performing Tenant shall at all the other terms, covenants, conditions, provisions and agreements herein contained on the part of Tenant to be kept, observed and performed, shall, times during the Lease Term, Term hereof peaceably and quietly have, hold and enjoy the Premises Leased Premises, without any interruption or disturbance from Landlord, or anyone lawfully or equitably claiming through or under Landlord, subject to the terms, covenants, conditions, provisions terms hereof and agreements hereof without interference by any persons lawfully claiming by mortgage or through Landlorddeed of trust to which this Lease shall be subordinate.
