Development Order: Any order granting, or granting with conditions, an application for a development permit. Development Permit: Any building permit, zoning permit, subdivision approval, rezoning, certification, special exception, variance, or any other official action of local government having the effect of permitting the development of land. Educational Facility: The buildings, equipment, structures, property and special educational use areas that are built, installed or established to serve educational purposes. Educational Facilities Impact Fee: A fee designated to assist in the funding for acquisition and development of school facilities, owned and operated by the school district, needed to serve new growth and development. Educational Plant Survey: A systematic study of present educational and ancillary plants and the determination of future needs to provide an appropriate educational program and services for each student based on projected capital outlay FTE's approved by the Department of Education.
Core Facilities. In support of the Objectives, each Party operates certain research core facilities that provide equipment, expertise, and space for the conduct of research and research- related activities. Those core facilities that are subject to this MOU are identified on Appendix A attached hereto and incorporated herein by reference and are hereinafter collectively referred to as the “Core Facilities.” The Party operating a Core Facility is its “Operating Party.” From time to time, an Operating Party may add or subtract from its identified Core Facilities listed in its respective Appendix by sending written notice to all other Parties. Notwithstanding anything to the contrary herein, the Parties acknowledge and agree that all activities conducted by the Parties under the terms and condition of this MOU shall be non-commercial research conducted in the public interest and may include, without limitation, clinical and pre-clinical research.

Tenants will use diligent efforts to comply with ADA accessibility standards through hardship exemption and will allow Landlord to cooperate and assist Tenant in seeking such hardship exemption; if such hardship exemption is not granted, Landlord will be responsible for the cost of compliance and Tenant will use good faith efforts to coordinate with Landlord so as to allow Landlord to perform any work necessary to achieve compliance in an efficient manner. Core Facilities. Three separate cores per floor offering full floor identity for floors ranging from 16,000 RSF to 50,000 RSF. Each core features: (a) Public areas consisting of ground floor lobby, exit corridors, stairs and ladies’ and men’s toilet rooms and drinking fountain. (b) Non-public core areas, consisting of telephone, electrical and janitor closets, and mechanical rooms. (c) Fire department valve and fire extinguishers in each stairwell. (d) Exit signs at each stairwell and all base building public areas as required by code. (e) Elevator lobbies served by two elevators.
