Common use of Core and Shell Clause in Contracts

Core and Shell. The term “CORE AND SHELL” shall mean and refer to the Base Building, including any elements thereof located within the Premises, and specifically excludes the Tenant Improvements, FF&E or any work related to tenant improvements constructed by or for Tenant or other tenants or installed within the Premises or within any other tenant’s premises (except to the extent included as part of the Base Building hereunder).
