If Tenant timely and properly exercises this Option, in strict accordance with the terms contained herein: (1) Tenant shall accept the Leased Premises in its then “As-Is” condition and, accordingly, (2) Landlord shall not be required to perform any additional improvements to the Leased Premises

If Tenant timely and properly exercises this Option, the Extension Option in strict accordance with the terms contained herein: (1) Tenant shall accept the Leased Premises in its then “As-Is” condition andsubject to Landlord’s repair, accordinglyreplacement, and maintenance obligations under the Lease, and (2) Landlord shall not be required to perform any additional improvements to the Leased Premises.
