Completion Deadline Date. In the event that Landlord shall fail to cause the Premises to be Ready for Occupancy prior to October 1, 2012 (the “Completion Deadline Date”), then Tenant shall be entitled, by notice to Landlord within five (5) days following the Completion Deadline Date, to terminate this Lease, which termination shall be effective as of the date of Landlord’s receipt of such notice. Notwithstanding the foregoing, the “Completion Deadline Date” shall be extended on day-for-day basis to the extent the date the Premises are Ready for Occupancy is delayed by either (a) Force Majeure, and/or (b) Tenant Delays; provided, however, that in no event shall the Completion Deadline Date be extended by reason of Force Majeure for a period in excess of sixty (60) days. In the event that Tenant terminates this Lease pursuant to the terms of this Section 2.5.2, this Lease shall immediately and automatically terminate and be of no further force or effect and Landlord and Tenant shall be relieved of their respective obligations under this Lease as of the effective date of such termination as provided for herein, except those obligations set forth in this Lease that specifically survive the expiration or earlier termination of this Lease.
