Commission Instructions. This Agreement shall and does hereby constitute binding and irrevocable instructions to the escrow holder, title company, attorney, landlord, Owner and/or their representatives thereof for the sale, lease and/or exchange of the Property, or any portion thereof, with respect to the payment of the Broker Commission and Co-Broker Commission applicable to the Property as outlined in this Agreement, and any other Fees and/or Commissions payable to Broker pursuant to this Agreement. This Agreement shall also constitute an irrevocable assignment to Broker of Owner’s proceeds from the sale, lease and/or exchange of the Property to the extent required to satisfy Owner’s financial obligations to Broker as outlined in this Agreement.
