Building Management System. So long as the same has no material adverse impact on Landlord, the Project, and/or Landlord’s reasonable management and operation of the Project, Landlord shall provide to up to five (5) key Tenant employees in senior management positions read-only portal access to, at no additional charge (other than any actual and reasonable costs incurred by Landlord to provide such read-only portal access), the diagnostic system for monitoring of the Building (the “BMS”) for Tenant to access information thereon on a real-time and a read-only basis. Tenant hereby acknowledges and agrees that any such access to the BMS is a courtesy only and is solely for informational purposes. Tenant shall not disclose any such information Tenant discerns from the BMS, except to the extent Landlord expressly agrees in writing.
Building Management System.
A. The Building Management System Design must meet both HFDG and the Edmonton Facility Consultant Manual Volumes 1 and 2. 5-3.13.7 Fire Protection System
13.7.1 General Fire Protection Design Requirements
A. For fire protection requirements, refer to the HFDG Section 12.9 – “Fire Protection Systems”.
B. Wherever the NBCAE requires provision of a fire protection system, such systems must comply with the requirements of NFPA 130.
Building Management System. The Building is designed with a DDC-type building management system (BMS) by Carrier Control Technologies to control and operate the Building Systems, including, but not limited to, the HVAC system, energy management devices, after-hours air conditioning control, other programmable building controls, condenser water supply temperature, control of typical floor packaged AC units via factory mounted DDC control panels. All DDC panels are networked to Landlord’s BMS System
Building Management System. Within a reasonable period following written request from Tenant, Landlord shall conduct an analysis to determine the feasibility of combining the Building under a single Building management system reasonably acceptable to Landlord and Tenant. Tenant shall reimburse Landlord for 50% of the cost of such analysis within 30 days after receipt of an invoice with respect thereto. In the event Landlord and Tenant mutually agree to proceed with implementing the combination of the Building under a single Building management system, then Landlord shall proceed with such implementation and Landlord and Tenant shall equally split the costs for such implementation.
Building Management System. HVAC Control and monitoring, energy management programs, life safety, and security shall be provided. (There shall be a stand-alone fire alarm system that shall provide life safety information to the BMS.)
Building Management System. 2.2.1 The building services are continuously monitored and controlled by a state of the art building management system(BMS).
2.2.2 The BMS controls and manages the air-conditioning system for efficient energy use fine-tuning the control system to meet set environmental condition.
2.2.3 The BMS also monitors and controls the lift, fire protection system, water level status and thus ensuring continuous status reporting for immediate corrective action if needed.
Building Management System a. Tenants can restore lighting in their area via System A: Override switch located in their area; System B: Telephone access to their lighting control system. Common areas, lobbies, parking structure and exterior lighting are controlled on a time schedule with appropriate minimum night light circuits left in operation.
Building Management System. Landlord shall provide Tenant with access, within each Tenant Space, to the Building Management System, to permit Tenant to monitor and observe, twenty-four (24) hours per day, seven (7) days per week during the Term, (a) the environmental conditions [i.e., temperature and humidity] within each Suite; (b) the status of the PAHUs within each Suite; and (c) the load parameters (current, KVA & kW) for the Infrastructure and that portion of any other electrical systems and equipment in the Building directly supporting each Tenant Space. Landlord and Tenant agree that Landlord's BMS responsibility will be limited to the initial installation and configuration of the BMS and the equipment, facilities and other components thereof. The foregoing notwithstanding, from and after the Commencement Date Tenant will be responsible for the BMS. 8. MAINTENANCE; ALTERATIONS; REMOVAL OF TENANT'S PERSONAL PROPERTY.
Building Management System. Landlord shall have no obligation to supply utility service to the Premises. Notwithstanding the foregoing, Landlord's building management system for the Amgen Complex (the "BMS") is currently programmed to regulate and control certain utilities supplied to the Premises. Therefore, Landlord agrees, as an accommodation to Tenant, to continue to operate the BMS for the Premises so long as Landlord occupies any portion of the Amgen Complex and Tenant's needs can be reasonably accommodated through the BMS, provided that Landlord will give three months' notice to Tenant prior to discontinuing operation of the BMS and Tenant may elect to continue to operate the BMS for the Premises (at Tenant's sole cost and expense, including the cost of modifications required to make the BMS control only the Premises) or to install a new system at Tenant's cost. Tenant agrees to designate an employee who will be Landlord's contact for BMS matters. In the event Tenant desires to make substantial modifications to the BMS, or to make other arrangements for its utility management, Tenant shall first obtain the written approval of Landlord, and shall make such changes at Tenant's sole cost and expense. Because the BMS services are being provided solely as an accommodation to Tenant, and not as an obligation of Landlord, Landlord shall not be deemed to be in default under this Lease for any reason whatsoever relating to the BMS, including without limitation, breach of quiet enjoyment, damage to property or injury to persons. Moreover, Tenant hereby waives and releases all claims against Landlord for any loss, liability or injury that arises out of or is incurred in connection with the BMS or Landlord's operation thereof.
Building Management System. Where the Landlord controls the hours of operation of any heating, lighting or air conditioning services to the Building and/or the Premises, the Tenant will provide to the Landlord details of its hours of occupancy of the Premises and its requirements for heating, lighting and air conditioning services for the Premises and will keep the Landlord informed of any changes in such requirements.
