Base Operating Costs. The Operating Costs (as defined in Subsection 4.2.2) for the calendar year ending December 31, 2012. Tenant’s Percentage: Four and 14/100 percent (4.14%), being the ratio of Premises Rentable Area to the rentable area of the Property (76,595 square feet as of the Date of this Lease).
