Additional Utilities. Resident agrees that, upon thirty (30) days prior written notice, Resident may begin receiving a bill for additional utilities and services, at which time such additional utilities and services shall for all purposes be included in the term "utilities".
Additional Utilities. The Tenant shall make arrangements, at its own cost and expense, directly with the utility or service supplier in respect of any utilities and services not supplied by the Landlord. The Tenant, at its own cost and expense, shall procure each and every permit, licence or other authorization required, and shall comply with the provisions of Article 9 of this Lease pertaining to any work required in respect of such additional utilities and services.
Additional Utilities. In the event Tenant requires additional utilities or equipment, all costs incurred in connection therewith, including installation, maintenance and repairs of the same, shall be Tenant’s sole obligation, provided that such installation shall be subject to the prior written consent of Landlord and shall be installed in conformity with plans and specifications provided by Tenant and approved by Landlord, said consent not to be unreasonably withheld.
Additional Utilities. Commencing on the Commencement Date, Tenant shall be responsible for providing and paying for any additional utilities and/or equipment as Tenant may need for its use of the Premises, and installing, maintaining, repairing, and/or replacing the same. Before Tenant installs any additional utilities and/or makes any capital or structural changes to the Premises to accommodate any utilities, Tenant shall obtain the prior written consent of Landlord and shall install the same in conformity with plans and specifications provided by Tenant and approved by Landlord, said consent not to be unreasonably delayed, conditioned or withheld.
Additional Utilities. If Tenant requires Building Services -------------------- other than during Business Hours, Landlord shall provide such additional Building Service(s) upon reasonable prior notice (which may be oral) therefor. In the case of after-hours HVAC service, such request shall be effected by use of an automatic dial-in feature which is part of the Base Building HVAC system. Tenant shall reimburse Landlord for such additional Building Service(s), as Additional Rent, at the actual direct cost of such additional Building Service(s) to Landlord.
Additional Utilities. Tenant shall have the right throughout the Lease Term, with the consent of Landlord (such consent not to be unreasonably withheld, conditioned or delayed), to install, replace, maintain and use such additional utility lines, conduits and facilities on the Property as Tenant may deem necessary. In the event any such utilities at the Property must be installed through, over or under the Property, Landlord hereby agrees to grant the utility companies (public or private) providing said utility lines, facilities and/or service to the Property, perpetual, non-exclusive rights and easements to install, replace, relocate, repair, operate and maintain lines, pipes, wires, conduits and other facilities (together with the right of ingress and egress and other rights appurtenant thereto), on, under, across and within the Property, as may from time to time be necessary or desirable to supply the Property with adequate utility service.
Additional Utilities. Upon request by the Tenant, and with adequate notice, the Landlord will supply additional heating, ventilating, and air-conditioning, electricity or other utility services to the Premises above those which the Landlord is required to supply to the Tenant under the provisions of this Lease or outside Normal Business Hours. The Tenant will pay to the Landlord in the manner in which Operating Cost is paid any additional costs of the Landlord which may arise in respect of additional heating, ventilating, and air- conditioning, electricity and other utility services which are arranged to be provided to the Tenant over and above those which the Landlord is required to supply to the Tenant under the provisions of this Lease or outside of Normal Business Hours.
Additional Utilities. Tenant shall purchase all other utility services, including but not limited to telephone, cable and television services desired by Tenant from the utility or municipality providing such service, and shall pay for such services when such payments are due.
Additional Utilities. Upon request by the Tenant, the Landlord may agree from time to time to supply additional heating, ventilating, and air-conditioning, electricity, or other services to the Premises above those normally provided to tenants of the Building or outside Normal Business Hours. The Tenant will pay to the Landlord in the manner in which Operating Cost is paid any additional costs of the Landlord that may arise in respect of the use by the Tenant of the Premises for business hours that do not coincide with Normal Business Hours for the Building generally or that may arise in respect of additional heating, ventilating, and air-conditioning, electricity, and other services that are arranged to be provided to the Tenant over and above those normally provided to tenants of the Building or outside of Normal Business Hours, together with the Landlord’s reasonable administrative costs in respect of managing, administering, and billing for such services. The Landlord reserves the right to install at the Tenant’s expense meters to check the Tenant’s consumption of electricity, water, or other utilities.
Additional Utilities. Fresh water service is provided by Marina at no charge to Boat Owner; provided, however, Boat Owner Acknowledges that such freshwater service may not be available at all times during the Term or any Renewal Term. Marina does not provide telephone and/or cable television access. Telephone and cable television connections may be installed by Boat Owner upon prior written approval by Marina. Such connections are the sole expense of Boat Owner and require a marine approved weatherproof-able as well as a shipside marine receptacle.
