Access Security. a. For vehicular access to the AOA, Lessee shall use Gate _ _, as marked on the attached Exhibit “A,” unless directed to do otherwise by Authority. b. Lessee shall not leave the area of any opened airfield perimeter gate until that gate has completely closed, if automatic, or has been closed and secured, if manual. c. Lessee shall be held responsible for any individual that gains access to the AOA through any gate or door the Lessee opened and failed to properly secure. Lessee is also responsible for any individual intentionally allowed to access the AOA through any gate or door. d. Lessee acknowledges and understands that the T-Hangar leased herein is located within the secured Air Operations Area (AOA) of the Airport. Lessee agrees to comply with all Federal Aviation Administration, Transportation Security Administration and Airport Authority Rules and Regulations. Lessee agrees that it will, by lease addendum, agree to such additional provisions as may be required, by the Airport. Lessee agrees to pay any penalties, fines or costs resulting from Lessee’s violation of any of said security regulation and to indemnify Authority from any such fines, penalties, or costs incurred by Authority for incidents that are due to lessee’s violation of any of the said security regulations. e. Lessee understands and agrees that access to the T-Hangars and ramp area may be obtained only through the use of authorized access media (Airport Identification Card). Vehicles and persons may gain access to the T-Hangar area only at assigned access points. All of Lessee’s employees, agents, and members who will be unescorted in the AOA, shall make application for and comply with all requirements of the Authority for the issuance of an Airport identification card. The card shall be in their possession at all times when they are within the AOA. Lessee shall “escort” any guests, invitees or other persons accompanying Lessee, in the manner set forth in Authority’s Rules and Regulations, at all times that said individuals are within the AOA. Lessee is responsible for all escorted persons. f. The Authority reserves the right to levy, upon thirty (30) days prior written notice, a surcharge to cover additional security costs incurred by the Authority to comply with federal regulations. Any surcharge levied shall not exceed 10% of the basic hangar rental rate.

Access Security. a. For vehicular Tenant shall have the right to install a security system in, on or about the Premises at its own expense and cost, including without limitation the right to install a key card access system, provided that Landlord shall be provided a working access key at all time and shall otherwise have access to the AOAPremises at all times in the event of emergency. d. Lessee acknowledges and understands that the T-Hangar leased herein is located within the secured Air Operations Area (AOA) of the Airport. Lessee agrees to comply with all Federal Aviation Administration, Transportation Security Administration and Airport Authority Rules and Regulations. Lessee Tenant agrees that it willshall provide and be solely responsible for its own security, by lease addendumat Tenant's sole cost and expense, agree to such additional provisions as may be requiredrequired for the operation of Tenant's business within the Premises, and Landlord shall have no liability to Tenant and its employees, contractors, agents or invitees for losses due to theft or burglary, or for damages done by unauthorized persons in the Airport. Lessee agrees Premises, the Building, any parking facility, or the Project or for any death, injury, or other harm to pay any penaltiesperson, fines or costs resulting from Lessee’s violation of any of said security regulation and Landlord shall not be required to indemnify Authority from insure against any such fines, penaltieslosses. Tenant shall be responsible for all repairs and replacements of damage and/or destruction of the Premises necessitated by burglary or attempted burglary, or costs incurred by Authority for incidents that are due to lessee’s violation of any of other illegal or forcible entry into the said security regulations.
e. Lessee understands Premises. Notwithstanding the foregoing, ▇▇▇▇▇▇ acknowledges and agrees that access Landlord may, but will not be required to, adopt and provide security services for the Project from time to time, as part of Operating Expenses. Tenant shall cooperate fully in any efforts of Landlord to maintain security in the Project and shall follow all rules and regulations promulgated by Landlord with respect thereto. However, any security services that are voluntarily undertaken by Landlord may be changed or discontinued from time to time in Landlord's sole and absolute discretion, without liability to any Tenant and its employees, agents or invitees. Tenant and its employees, contractors, agents and invitees waive any claims they may have against Landlord arising out of any security services provided by Landlord, or the inadequacy or absence thereof, specifically including Landlord's negligence with respect to the T-Hangars and ramp area may be obtained only through the use of authorized access media (Airport Identification Card). Vehicles and persons may gain access provisio or failure to the T-Hangar area only at assigned access points. Access Security. a. For vehicular Landlord shall install card reader access control systems to the Common Area entrances of the Building, lower level entrances serving, and parking and basement levels accessing, the upper levels of the Building and in all elevator cabs, and Landlord shall provide on or before the Commencement Date, four (4) key cards for each one thousand (1,000) square feet of the Premises, the cost of which shall be paid by Landlord. Thereafter, Tenant may obtain from the applicable security system vendor as many key cards as Tenant requires, at Tenant’s sole expense. All monitoring costs attributable to any access control system(s), if any, shall constitute Operating Costs for all purposes hereof, provided, however, that the cost of said card reader access control systems and associated equipment and its initial installation shall be at Landlord’s sole cost and expense and specifically excluded from Operating Costs.’ The Building access control system referenced above is not intended to constitute security for Tenant’s Premises. However, the access control system shall allow Tenant to lock off elevator access to each full floor occupied by Tenant, Tenant shall have the AOAright, Lessee at its sole cost and expense, to install a security system securing its Premises, subject to and in accordance with the terms and conditions of this Lease, and specifically Section 15 hereof. Tenant shall use Gate _ _, as marked on be solely responsible for the attached Exhibit “A,” unless directed to do otherwise by Authority.
b. Lessee shall not leave the area repair and maintenance of any opened airfield perimeter gate until that gate has completely closedsuch security system securing Tenant’s Premises. Further, Tenant shall be solely responsible (irrespective of whether Tenant installs an independent security system within the Premises) for securing the Premises and Tenant’s business therein, and Landlord shall have no obligation or liability therefor. The foregoing notwithstanding, and without in any way imposing any obligation upon Landlord for securing Tenant’s Premises, at Tenant’s request, Landlord shall employ a qualified security organization and, if automaticrequested and approved by advance written notice by Tenant, or has been closed and securedplace a full-time security guard in the Building’s main lobby twenty four (24) hours per day, if manual.
c. Lessee seven days per week, the cost of which shall be held responsible for any individual that gains access to borne entirely by Tenant. Landlord shall provide adequate security lighting and other related security equipment at the AOA through any gate or door the Lessee opened and failed to properly secure. Lessee is also responsible for any individual intentionally allowed to access the AOA through any gate or door.
d. Lessee acknowledges and understands that the T-Hangar leased herein is located within the secured Air Operations Area (AOA) of the Airport. Lessee agrees to comply with all Federal Aviation Administration, Transportation Security Administration and Airport Authority Rules and Regulations. Lessee agrees that it will, by lease addendum, agree to such additional provisions as may be required, by the Airport. Lessee agrees to pay any penalties, fines or costs resulting from Lessee’s violation of any of said security regulation and to indemnify Authority from any such fines, penalties, or costs incurred by Authority for incidents that are due to lessee’s violation of any of the said security regulations.
e. Lessee understands and agrees that access to the T-Hangars and ramp area may be obtained only through the use of authorized access media (Airport Identification Card). Vehicles and persons may gain access to the T-Hangar area only at assigned access points. All of Lessee’s employees, agents, and members who will be unescorted appropriate locations in the AOA, shall make application for parking garage to include (a) panic buttons connected to alarms and comply with all requirements of the Authority for the issuance of an Airport identification card. The card shall be in their possession at all times when they are within the AOA. Lessee shall “escort” any guests, invitees or other persons accompanying Lessee, in the manner set forth in Authority’s Rules and Regulations, at all times that said individuals are within the AOA. Lessee is responsible for all escorted persons(b) emergency telephones.
f. The Authority reserves the right to levy, upon thirty (30) days prior written notice, a surcharge to cover additional security costs incurred by the Authority to comply with federal regulations. Any surcharge levied shall not exceed 10% of the basic hangar rental rate.
