Access Security. Landlord shall furnish to Tenant’s employees and agents access to the Premises on a seven (7) day per week, twenty-four (24) hour per day basis, subject to compliance with such reasonable and non-discriminatory security measures as shall from time to time be in effect for the Building and/or the Project, Landlord maintenance activities and subject to the reasonable and non-discriminatory rules and regulations from time to time established by Landlord. The parties acknowledge that Landlord shall provide an exterior telephone communication system on the exterior wall of the Building for access to the Building and Premises after Normal Working Hours, by which Tenant’s guests or invitees or other persons shall be able to contact Tenant or the security personnel of the Building and provide a previously arranged password for entry into the Building and Premises; provided, however, that this current security system is subject to modification from time to time in the reasonable discretion of Landlord and/or to comply with Applicable Laws as may be in force from time to time, provided that Tenant’s access and security rights hereunder are not materially diminished. Landlord does not warrant the effectiveness of said security equipment, procedures and personnel provided by Landlord and Tenant shall have the right, subject to review and approval of Landlord, at Tenant’s expense, to provide additional security equipment or personnel in the Premises, provided that Landlord is given reasonable access to the Premises and that any such security system installed by Tenant complies with all Applicable Laws and building codes and shall not create any material security risk to the Building or materially adversely affect the rights of other tenants in the Project. At Tenant’s request, elevator access to the Premises may be locked from time to time and accessible only by use of the security card reader system installed by Landlord for the Project. Landlord shall provide Tenant with twelve (12) security cards for use with Landlord’s security card reader system, each of which security cards shall require a $25.00 deposit with Landlord, returnable to Tenant upon return of the security card to Landlord. Tenant shall designate no more than two (2) persons to communicate with Landlord’s security vendor, as may be changed from time to time, currently UPS, to lock and unlock the elevator doors and access to the Premises. To the extent that it is feasible to link Tenant’s additional security equipment and system for the Premises, if any, to the security system for the Project, Landlord shall cooperate with Tenant to cause security access cards or other devices provided to Tenant for access to the Project to provide access to the Premises in connection with Tenant’s additional security system, provided that all costs associated with such linking of Landlord’s and Tenant’s security systems shall be borne solely by Tenant.

c. Lessee shall be held responsible for any individual that gains access to the Building AOA through any gate or door the Lessee opened and Premises after Normal Working Hoursfailed to properly secure. Lessee is also responsible for any individual intentionally allowed to access the AOA through any gate or door.
d. Lessee acknowledges and understands that the T-Hangar leased herein is located within the secured Air Operations Area (AOA) of the Airport. Lessee agrees to comply with all Federal Aviation Administration, Transportation Security Administration and Airport Authority Rules and Regulations. Lessee agrees that it will, by which Tenantlease addendum, agree to such additional provisions as may be required, by the Airport. Lessee agrees to pay any penalties, fines or costs resulting from Lessee’s guests violation of any of said security regulation and to indemnify Authority from any such fines, penalties, or costs incurred by Authority for incidents that are due to lessee’s violation of any of the said security regulations.
e. Lessee understands and agrees that access to the T-Hangars and ramp area may be obtained only through the use of authorized access media (Airport Identification Card). Vehicles and persons may gain access to the T-Hangar area only at assigned access points. All of Lessee’s employees, agents, and members who will be unescorted in the AOA, shall make application for and comply with all requirements of the Authority for the issuance of an Airport identification card. The card shall be in their possession at all times when they are within the AOA. Lessee shall “escort” any guests, invitees or other persons shall be able to contact Tenant or the security personnel of the Building and provide a previously arranged password for entry into the Building and Premises; providedaccompanying Lessee, however, that this current security system is subject to modification from time to time in the reasonable discretion of Landlord and/or manner set forth in Authority’s Rules and Regulations, at all times that said individuals are within the AOA. Lessee is responsible for all escorted persons.
f. The Authority reserves the right to levy, upon thirty (30) days prior written notice, a surcharge to cover additional security costs incurred by the Authority to comply with Applicable Laws as may be in force from time to time, provided that Tenant’s access and security rights hereunder are not materially diminishedfederal regulations. Landlord does not warrant the effectiveness of said security equipment, procedures and personnel provided by Landlord and Tenant shall have the right, subject to review and approval of Landlord, at Tenant’s expense, to provide additional security equipment or personnel in the Premises, provided that Landlord is given reasonable access to the Premises and that any such security system installed by Tenant complies with all Applicable Laws and building codes and Any surcharge levied shall not create any material security risk to the Building or materially adversely affect the rights of other tenants in the Project. Access Security. Tenant shall have the right to install a security system in, on or about the Premises at its own expense and cost, including without limitation the right to install a key card access system, provided that Landlord shall furnish to Tenant’s employees be provided a working access key at all time and agents shall otherwise have access to the Premises on a seven (7) day per weekat all times in the event of emergency. Landlord shall have no obligation to provide any security whatsoever for the Building, twenty-four (24) hour per day basisthe Premises, subject the Project and/or Tenant's business therein. Tenant agrees that it shall provide and be solely responsible for its own security, at Tenant's sole cost and expense, as may be required for the operation of Tenant's business within the Premises, and Landlord shall have no liability to compliance with Tenant and its employees, contractors, agents or invitees for losses due to theft or burglary, or for damages done by unauthorized persons in the Premises, the Building, any parking facility, or the Project or for any death, injury, or other harm to any person, and Landlord shall not be required to insure against any such reasonable losses. Tenant shall be responsible for all repairs and non-discriminatory replacements of damage and/or destruction of the Premises necessitated by burglary or attempted burglary, or any other illegal or forcible entry into the Premises. Access Security. Landlord shall furnish to Tenant’s employees and agents install card reader access control systems to the Premises on a seven (7) day per week, twenty-four (24) hour per day basis, subject to compliance with such reasonable and non-discriminatory security measures as shall from time to time be in effect for the Building and/or the Project, Landlord maintenance activities and subject to the reasonable and non-discriminatory rules and regulations from time to time established by Landlord. The parties acknowledge that Landlord shall provide an exterior telephone communication system on the exterior wall Common Area entrances of the Building for access to Building, lower level entrances serving, and parking and basement levels accessing, the Building and Premises after Normal Working Hours, by which Tenant’s guests or invitees or other persons shall be able to contact Tenant or the security personnel upper levels of the Building and in all elevator cabs, and Landlord shall provide a previously arranged password on or before the Commencement Date, four (4) key cards for entry into each one thousand (1,000) square feet of the Building and Premises; , the cost of which shall be paid by Landlord. Thereafter, Tenant may obtain from the applicable security system vendor as many key cards as Tenant requires, at Tenant’s sole expense. All monitoring costs attributable to any access control system(s), if any, shall constitute Operating Costs for all purposes hereof, provided, however, that this current the cost of said card reader access control systems and associated equipment and its initial installation shall be at Landlord’s sole cost and expense and specifically excluded from Operating Costs.’ The Building access control system referenced above is not intended to constitute security system is subject to modification from time to time in the reasonable discretion of Landlord and/or to comply with Applicable Laws as may be in force from time to time, provided that for Tenant’s Premises. Landlord shall provide Tenant with twelve (12) adequate security cards for use with Landlord’s security card reader system, each of which security cards shall require a $25.00 deposit with Landlord, returnable to Tenant upon return of the security card to Landlord. Tenant shall designate no more than two (2) persons to communicate with Landlord’s security vendor, as may be changed from time to time, currently UPS, to lock lighting and unlock the elevator doors and access to the Premises. To the extent that it is feasible to link Tenant’s additional other related security equipment at the appropriate locations in the parking garage to include (a) panic buttons connected to alarms and system for the Premises, if any, to the security system for the Project, Landlord shall cooperate with Tenant to cause security access cards or other devices provided to Tenant for access to the Project to provide access to the Premises in connection with Tenant’s additional security system, provided that all costs associated with such linking of Landlord’s and Tenant’s security systems shall be borne solely by Tenant(b) emergency telephones.
