Site Costs definition
Site Costs means all Project Costs for the acquisition of land, demolition, grading, soil testing, site preparation, architectural and engineering fees, construction management fees, costs of insurance, all costs incurred by the Authority pursuant to this Agreement during the Construction Period, and any other preconstruction Project Costs.
Site Costs shall include all expenses of operation, repair and maintenance of the Building and the Project, including without limitation all appurtenant Common Areas (as defined in Section 6.2), and shall include the following charges by way of illustration but not limitation: water and sewer charges; insurance premiums or reasonable premium equivalents should Landlord elect to self-insure all or any portion of any risk that Landlord is authorized to insure hereunder; license, permit, and inspection fees; heat; light; power; janitorial services to any interior Common Areas maintained by Landlord, if any; air conditioning; supplies; materials; equipment; tools; establishment of reasonable reserves for replacement and repair of the Building roof; the cost of any environmental consultant used by Landlord in connection with the Project; the cost of any capital expenditures but only to the extent of the amortized amount thereof over the useful life of such capital expenditures calculated at a market cost of funds, all as reasonably determined by Landlord, for each such year of useful life during the Term, provided that such capital expenditures shall be limited to (i) improvements which increase or enhance building security and/or safety (such as lighting, life/fire safety systems, etc.), (ii) repairs or replacements of the Building structure, Building systems or Common Areas as required for functional (and not esthetic) reasons; (iii) alterations or improvements required to comply with any law or change in law first becoming effective as to the Building after the date hereof; and (iv) expenditures incurred as a cost or labor saving measure or to affect other economies in the operation or maintenance of the Building or Project (in which event the entire amount of any resulting cost saving may be included in Site Costs during the applicable Expense Recovery Period but in no event in excess of the total cost of the capital expenditure) (collectively, “Permitted Capital Items”); costs associated with the maintenance of an air conditioning, heating and ventilation service agreement and maintenance of an intrabuilding network cable service agreement for any intrabuilding network cable telecommunications lines within the Project, and any other installation, maintenance, repair and replacement costs associated with such lines; labor; reasonably allocated wages and salaries, fringe benefits, and payroll taxes for administrative and other personnel (not higher than Building or Pro...
Site Costs means all actual or potential liabilities, remedies, claims, duties, obligations, costs (including any claim for past costs and government costs), or penalties with respect to environmental conditions at, emanating from, or related to the North Sanitary Landfill Superfund Site in Dayton, Ohio (a/k/a Valleycrest Landfill) (the "Site"), and arising under applicable federal, state, or common law. "Site Costs" shall include both AOC Costs and Remedial Costs, as well as administrative costs such as common counsel litigation costs. "Site Costs" shall not include costs incurred in connection with natural resource damages or any private toxic tort claims.
Examples of Site Costs in a sentence
Nothing herein contained shall prevent Landlord, at its sole option, from providing security protection for the Site or any part thereof, in which event the cost thereof shall be included within the definition of Site Costs.
All costs of any maintenance, repairs and replacement on the part of Landlord provided hereunder shall be considered part of Site Costs.
All costs incurred by Landlord for the maintenance and operation of the Common Areas shall be included in Site Costs.
Operator’s actual costs incurred pursuant to the preceding sentence shall be excluded from Direct Site Costs.
Except to the extent such costs are allocated to one of the Parties pursuant to the fourth sentence of this Article 3.8, the actual costs incurred by Operator in inspecting, calibrating, maintaining and repairing the Metering Devices for metering services, utilities, Materials and/or facilities to both Infineum and other users shall be shared between Infineum and the other users by including such costs in Direct Site Costs.

Site Costs shall include all expenses of operation, repair and maintenance of the Building and the Site, including without limitation all appurtenant Common Areas (as defined in Section 6.2), and shall include the following charges by way of illustration but not limitation: water and sewer charges; insurance premiums and deductibles and/or reasonable premium and deductible equivalents should Landlord elect to self-insure all or any portion of any risk that Landlord is authorized to insure hereunder (provided that any deductible shall be amortized, if necessary, to insure that Tenant is not allocated in excess of $100,000.00 during any Expense Recovery Period); license, permit, and inspection fees; heat; light; power; air conditioning; supplies; materials; equipment; tools; the cost of any environmental, insurance, tax or other consultant utilized by Landlord in connection with the Building and/or Site; establishment of reasonable reserves for roof replacements; costs incurred in connection with compliance with any laws or changes in laws applicable to the Building or the Site; the cost of any capital investments or replacements (other than tenant improvements for specific tenants) to the extent of the amortized amount thereof over the useful life of such capital investments or replacements calculated at a market cost of funds, all as determined by Landlord, for each such year of useful life during the Term; costs associated with the maintenance of an air conditioning, heating and ventilation service agreement; labor; reasonably allocated wages and salaries, fringe benefits, and payroll taxes for administrative and other personnel directly applicable to the Building and/or Site, including both Landlord's personnel and outside personnel; any expense incurred pursuant to Sections 6.1, 6.2, 6.4, 7.2, and 10.2; and a reasonable overhead/management fee for the professional operation of the Building and the Site. It is understood and agreed that Site Costs may include competitive charges for direct services provided by any subsidiary, division or affiliate of Landlord. Landlord shall use reasonable efforts to keep Site Costs at reasonable amounts.
Site Costs. All fees described in the “Site Costs” table below, which are inclusive of all applicable overhead, will only be paid upon receipt of valid invoice submitted in accordance with the terms of this Agreement.
Site Costs means the costs for the following; (a) employee salaries, benefits, and other compensation costs; (b) equipment, rental equipment, material, supplies, consumables, spare parts, replacement components, tools, office equipment and supplies, and utilities used at the Herington Generation Center Site; (c) Permits and insurance; (d) special training of Site personnel conducted on or off-Site and associated travel and living expenses for such training; (e) third party advisors, consultants, and contractors providing work in support of services that cannot reasonably be performed by Site personnel; and (f) any other activity performed for the benefit of the Herington Generation Center Site.

Site Costs means the Site Costs referred to in paragraph 7.2.3.
Site Costs shall have the meaning set forth in Section 4.1 hereof.
Site Costs. All costs and expenses incurred in connection with acquiring, owning and maintaining the Site other than the purchase price for such Site, including, without limitation, option payments, deposits, taxes, insurance and legal fees associated with any land option or purchase contracts.
