During any period in which Tenant uses the Outdoor Area to conduct business, Tenant shall keep and maintain the Outdoor Area in good condition and repair, consistent with the standards of maintenance and repair employed at the outdoor area of the Hard Rock restaurant located in Orlando, Florida, and remove all trash generated therefrom on a daily basis or more frequently during operations as needed.
Tenant shall furnish Landlord copies of all permits and licenses permitting the use of the Outdoor Area.
Any such Private Outdoor Area shall be for use solely by Tenant’s employees and for Tenant-sponsored events (and shall not be open to the public).
